Thank you…yeah we love the area, the house is exactly what we want and we’re getting a great price about 50k under what it’s market value is so we have some cushion if the market values dip which they historically don’t here. I hope she doesn’t kick me out lol….she makes way more than I pull down at the balloon factory.
Long term and if you can afford easily, you’ll be fine. Many aren’t in that position though.
Yeah we’re fortunate that financially it isn’t even a concern anymore. More about investing in an asset we’d love to live in. I know many folks can’t say that and times will be tough for them for awhile.

Overbuilding is STILL going on around here and prices are starting to take some serious drops. Of course, this is Minnesota, so I know a few handfuls of people leaving to go to somewhere free where they can shoot back.
Interest rates are still going up, so I’d grab something if I had to finance, because another couple of points or more of interest may or may not make up for a 25% drop in price.
I think if rates go up prices come down to basically allow for the same total payment.

Yes. I think the house I would buy now for 900k in Denver is worth 750K in 8 months or so. Thus, it depends on your situation but if you do not need to buy (or will buy all or mostly cash Iike me, 20/80 LTV at most) why the hell would I buy now?

Canoe Girl got her house after it had sat on the market for 6 months, but it had everything she wanted in a place she wanted. Even today, not much comes close to what she got.
It all worked out because she got them to knock another 10% off the price since there were very few lookers at the time and that was her max.
She got it on the big dip, and even though it’s dropping every month it’s still worth almost 100% more than what she bought it for, with no real improvements. 100%, even after it’s lost about 9k a month for the last 6 months.

Housing prices would change to reflect interest rates as fewer buyers are qualifying with increased rates. I’d probably buy now and bank on prices stabilizing and interest rates coming back down and values going back up eventually.
Also depends on the labor market, how confident are you in maintaining your income? Remember 2008/2009 when the economy took a dump, people were losing their jobs left and right, the housing market took a dive. tons of people ended up upside down in value, couldn’t afford their mortgage because they were out of work and ended up foreclosed on. If we aren’t already in a recession we’re headed there Q1 next year.

Having owned a home for the last 26 years, I just can’t see renting and pissing away cash. If I go back to my early 20’s, the rising interest rates and (so far) stable high prices (although no one is getting more than list anymore in Billings or this area) would probably scare me off, would rent an apartment hoping for rates to drop or prices to drop while I try to save money, which I was not successful at as a wild and crazy bachelor.
Low price as in value and buy for cash. Also a dumpster I could renovate. Buy for $50k and gut it/rebuild

I do have spectrum internet
It’s $14 per gig or like $45 per month for unlimited. The phones have Verizon sim cards (we have Verizon network extenders at work and have verified this since my phone will connect to the extender). I usually use 1-2 gigs so roll with the by the gig plan but if we are on vacation or I am hunting and use a bunch extra I just switch to unlimited and then back. There are also random wifi networks that Spectrum phones will automatically connect to. The only time I’ve noticed this happening was at MSP yesterday (I don’t think there are many of them in MT). I couldn’t get my laptop to connect the the airport wifi but my phone was working. It was connecting to a Spectrum hotspot so I just hotspotted my phone and connected my computer to that.
