Took 4 trips for a couple hrs each down to the beach today from the condo. Absolutely a gorgeous day. Hunted for shells, found a few decent ones below, also 2 big conch shells buried in the sand but they still had the shell clam alive in them so I carried them out to deeper water instead of keeping them.
Did a lot of body surfing with some good 3 to 4 foot waves. Always a blast. Saw some 4 foot wide brown sting rays in the shallows. Big MF’ers with 3 foot stingers. Kinda freaky swimming around with them but they’re cool as long as you don’t step on them.
So did the wife give you a blow job on the beach or did she make you walk back to the condo?

My goal is to enjoy each and every round. I use to be very competitive, but I am worried taking golf seriously will ruin the game for me. I golf with a friend who breaks 80 nearly every round. He’s in his seventies and just nice and consistent. His bad shots are my good ones.
Yeah my wife and I played Wednesday with a retired executive from United Healthcare and his wife. He was probably 70, skinny as a rail, has been playing golf all his life more now that he’s retired and kids raised. I shot a 49 on the front nine he shot a 41. Every single drive he hit was straight down the middle but I could hit my 3 wood past his driver. Nice couple we had a really good time with them.

Yup, FootballOutsiders. And yes, it is a small sample size – they don’t start adjusting for the quality of the opponent until week 4, so I take these stats with a grain of salt. I like them better than other conventional stats like QBR though, and certainly better than simple quantifications.

You are going to see a lot of foreclosures imo. Fed basically has said they are ok with higher unemployment now, likely goes to 7% (which means it’s really like 15%) and you are already seeing layoffs. That’s when the pain starts. Credit card debt all time high as well.

He greases, I help him put it back together, I’m getting burnt to a crisp and sweating like a pig.
Turns out he wanted wheels on trailer greased because he offered use of it to a friend of his up in Brainerd so friend could haul trash a mile to dump up there.

Well I think if you plan to be there for a relatively long period and the mortgage isn’t a burden financially then I think it’s fine AS LONG as you are getting a good deal. If you could live there for 5 or 10 years and at least not lose any money then I think it’s fine and why not? In Denver, the market has a ways to go imo so I’m not in a rush although being in a rental is not ideal.

I think what most people don’t get is if you buy a house for 1M and can afford it that’s fine. But if the same house is worth 850K in a year that sucks as you are upsidedown. If you had to move or something happens then you lose your down or have to bring cash to close.

When there was a Depression (not recession) in Alaska in the late 80’s, at the point that people had lost more than 50% of their equity or more they didn’t care if they lived there any more or not. They figured that their payments were not helping build equity one bit.
They just threw their keys into the driveup window at the bank and drove out of the state, looking for a better opportunity.
I remember the newspaper with the hundreds of houses listed for sale by the fed and the price went down $1000 a week until they sold. I got my land then, but wish I had more money so I could have bought a couple duplexes.
