I heard that Thielen made an amazing, one-handed grab, and it sounds like Cine is taking some first team reps (to the surprise of very few, but it’s a refreshing change to see rookies get a legit shot to compete for the starting spots). If Cine and Booth Jr. can step up early and become day one contributors, it would be a HUGE boost to the Vikings secondary.

Then a few weeks ago Biden met with Yoon Suk-yeol and said they will discuss ramping up joint military exercises in response to growing nuclear and missile threats from North Korea. Kim Jong-un thinks Biden is incapable of leading a military effort against his country and openly jokes about him. He was joyful when Trump lost the election because he truly feared Trump. He is not happy at all that his puppy dog President has been voted out, and new harder line President has been voted in. The missile launches and military activities are meant to threaten the South Korean populace and make them think taking a hard line with North Korea is a mistake.

Yeah, it seems to be hit and miss and both times I was there were big time miss. Last time a couple guys from work were on another part of the lake too and had about as much luck as us. That was the first northerns I’ve caught on tip ups though and they were pretty fun. I’d rather go to Tongue River Reservoir and have a chance at getting into crappies and save a couple hours of driving (not that I’ve caught any the last couple of trips).

Well, in central Denver almost all the houses are old brick houses. Mine was build in 1927 and while I gutted it and made it very nice shit still happens. Their claim was a wall on my old brick garage was separating (it’s reframed inside so the wall could fall down and nothing would happen but I get it), the joists in the basement are notched (not code today) and they claim their is some splitting and need to upgrade all those-5k) and then my front terrace is 3 levels high and that has some leaning (morans likely didn’t put in drains) and need of repair. I listed at 1.3M and they came in 5k over list and also 2 free months of a lease back. So, it wasn’t that much.

Our inspection report was so absurd I had to chuckle. Our house was way nicer than most of the dreck out there but the inspector had to earn his money somehow. I get it was a VA loan so they had to have inspection but I never did an inspection on our Glendive home, Grand Forks home, Rochester home or Billings home (other than my own inspection) and never regretted it for an instant. Stupid inspectors aren’t even liable for things they miss. I put them on the same shelf as the guy that shaves the balls on a cadaver.
Some are better but the main thing is to get specialists. On old buildings I’m bringing out a structural engineer in most cases. They were just trying to get some money back but I don’t want to go through this again

No worries. I’m in Billings. The market seems to have slowed a bit on some homes but is still stupid. Single wide trailers on 10-20 acres are selling over night for over 500k. Just pure stupidity. Our plan was to move out of town about this summer (been in our current home for 5 years), but there’s just no way I’m getting into anything right now. I’d prefer to buy something and then keep our current house and rent it out since I have a low interest 15 year mortgage on it.
Specific submarkets I can’t comment on but overall I GUARANTEE everybody on here the market and economy is going to nosedive and imo the likes of which many haven’t seen. Consumer spending, which drives 70% of the economy is a way way down. People are out of money and/or have stopped spending. It’s a herd mentality. Housing starts are all coming to market, the suspension of foreclosures, the institutional buyers are about to get crushed (they will get margined called and will sell off chunks), rates twice what they were 6 months ago, recession, etc. Hold off and you will find a deal imo.
That’s my plan and quite frankly hope at this point. I have a solid job and money in the bank waiting for a good deal so a real estate crash would be fine by me. Treat it the same as a stock market crash, buy everything I can afford.

They won’t raise their hourly rate for the position though, and the workload has shrunk, so they were paying me to sit around on call for several hours per week. I’m ready to move on, anyway.

YouTube limits the file size of video thumbnails to 2MB. I create thumbnails that are usually 3 or 4MB (as a .png file), then I save it as a .jpg and it shrinks down to under 1MB
